Property and Sales Manager

We are looking on behalf of our client for a Property and Sales Manager. Duties include, but are not limited to: Lead and manage the Property Team, workloads and priorities. Oversee residential and commercial lettings from enquiry through to agreement, renewal or termination. Manage relationships with tenants, prospective clients and external agents. Maintain oversight of available, occupied and upcoming vacant properties. Ensure property listings, photographs and marketing information remain accurate and current. Match prospective clients with suitable properties and ensure enquiries are followed up effectively. Oversee property sales enquiries, negotiations and progression. Monitor the Gibraltar property market, rental levels and competitor activity. Work with Marketing to promote available properties and campaigns. Liaise with Finance regarding tenant accounts, invoicing, arrears and outstanding balances. Maintain accurate property, tenancy and contractual documentation. Provide regular management updates on occupancy, lettings, sales and departmental performance. Coordinate with Estate Management and Technical Maintenance where property or tenant matters require support. Required: Previous experience in property management, lettings, sales or a similar property-related role. Experience managing or supervising a team. Good understanding of the residential and/or commercial property market. Strong leadership, communication and negotiation skills. Confident dealing with tenants, clients, agents and other external parties. Commercially minded with a strong customer-service focus. Excellent organisational skills and the ability to manage multiple priorities. Strong attention to detail and a proactive, solution-focused approach. Good working knowledge of Microsoft Office. Experience with property management systems would be advantageous. Fluent English required; Spanish would be an advantage.
